Step 25 to Selling Your Home: The Final Walk-Through

We’re in the home stretch! The final walk-through usually takes place the night before or the morning of closing. It’s the buyer’s last chance to confirm that the property is in the same condition as it was during inspection and that everything is ready for their move-in.


What the Final Walk-Through Is

  • ✅ A chance to confirm that all appliances are still working

  • ✅ An opportunity to make sure nothing was damaged during your move-out

  • ✅ A check to confirm the property is clean and ready

  • ✅ A time when we explain helpful details like trash pick-up days, parking information, and other logistics

The walk-through typically takes about 15 minutes. We’ll attend in case any questions or issues come up.

💡 Best Practice: Be completely moved out and have the home thoroughly cleaned before the walk-through. It leaves the best impression and avoids last-minute disputes.

What the Final Walk-Through Is NOT

  • ❌ It’s not a showing for the buyer’s friends, family, or contractors. Those visits can wait until after closing.

  • ❌ It’s not the time to move items in. The buyer doesn’t officially own the home until closing is complete.

  • ❌ It’s not when keys are handed to the buyer. At the end of the walk-through, we give the buyer’s Realtor the keys, garage openers, etc. The buyer receives them at closing once the transaction is finalized.

Bottom Line

The final walk-through is a quick but important step to confirm the home is in good condition and ready for its new owners. With this done, you’re only hours away from closing and celebrating a successful sale!
