Closing day is finally here—whoo hoo! 🎉 This is the finish line of your home-selling journey, and by the end of today, ownership of your property officially transfers to the buyer.
Attorney Representation
In New Jersey, your attorney typically attends closing on your behalf. They’ll review the final paperwork, coordinate with the title company and lender, and make sure everything goes smoothly.
Settlement Statement (HUD/CD/ALTA)
After closing, your attorney or the title company will email both of us a copy of the settlement statement. This shows the exact breakdown of charges, credits, and your final net proceeds.
Loan Payoff
If you still have a mortgage, your attorney or title company will arrange for the balance to be paid directly out of the closing proceeds.
Receiving Your Funds
Once all balances are settled, the remaining proceeds from the sale are yours! Your attorney or title company will either:
Wire transfer the funds directly to your account, or
Arrange for you to pick up a check from their office (or title company).
At the end of closing, the buyer’s Realtor receives the keys, garage openers, and any other access devices.
The buyer officially becomes the new homeowner once all documents are signed and funds are disbursed.
