✅ Preapproval is Required – Most sellers require buyers to be preapproved before allowing a showing. This isn’t just a formality—it ensures that when you find a home you love, you’re financially ready to make an offer.
✅ Showings Require Advance Notice – Sellers typically require at least 24 hours’ notice for showings and may have restrictions, such as no showings after 6 PM or on Sundays. We always try to accommodate requests outside of these limitations, but flexibility is not always guaranteed.
✅ Dress Comfortably & Weather-Appropriate
Wear slip-on shoes – Many homes require shoes to be removed upon entry. We often carry booties, but some sellers provide them as well.
Prepare for outdoor conditions – Walkways may be icy, snowy, muddy, or wet, so dress accordingly. Some homes may not have heating or air conditioning running, especially if they are vacant.

✅ Plan Ahead for Restrooms – Most homes do not allow the use of their bathrooms. Be sure to stop at a public restroom (such as Wawa or a rest stop) before heading to your showings.
✅ Focus on the Property, Not the Décor – While it’s natural to notice furniture, artwork, or design choices, remember that these are not part of the purchase. Focus on the layout, structure, and overall potential of the home.
✅ Be Mindful of Personal Items – Please avoid touching furniture, artwork, or personal belongings to prevent accidental damage.
