Once we receive the Clear to Close, we will schedule your final walk-through, which typically takes place the evening before closing or the morning of closing. This is your last opportunity to ensure the property is in the same condition as when you agreed to purchase it and that all agreed-upon repairs have been completed.
How long does it take?
Expect the final walk-through to last about 20 minutes. Please let us know your preferred day and time for scheduling.
✅ Repairs & Inclusions
Verify that all agreed-upon repairs have been completed.
Request copies of paid receipts and warranties for any repairs before the walk-through.
Ensure all items included in the sale (e.g., light fixtures, blinds, curtains, TV mounts, shelves) are still in place unless explicitly excluded in the contract.
✅ Appliances & Home Systems
Test all appliances to confirm they are still functioning.
Turn on HVAC (heating & air conditioning) to check that both systems work properly.
Run the hot water in sinks and showers to confirm it's working.
Check for leaks under sinks and cabinets.
Test intercom, doorbell, alarm system, and any security features.
✅ Property Condition
Check that no damage occurred during the seller’s move-out (e.g., scratches, holes, broken fixtures).
Ensure the home is in "broom clean" condition—not necessarily spotless, but free of debris, trash, and personal items.
Confirm that screens and storm windows are installed or stored somewhere in the home.
✅ Keys & Access
Locate the garage door opener(s), remotes, and any necessary access fobs.
Find instruction manuals and warranties for appliances and fixtures.
Confirm mailbox keys and building entry procedures if applicable.
✅ Neighborhood & Logistics
Ask about trash and recycling pickup days.
Identify parking locations and storage units (if applicable).
🚫 Not a time to invite guests – This is not the moment to show the home to parents, friends, or contractors for estimates. All of that can be arranged after closing.
🚫 No moving in yet – You cannot move boxes or furniture in during the walk-through. That must wait until the sale is officially closed.
🚫 You won’t receive keys at this point – Keys, fobs, and remotes are handed over at the closing table, unless special arrangements are made (e.g., with a doorman in a condo building).
If you’re moving into a doorman building, check in advance if the doorman will have your keys after closing, or if you’ll need a written form to obtain them.
What Happens If You Find an Issue at the Walk-Through?
If the seller hasn’t completed required repairs or damage is discovered, you have a few options:
1️⃣ Delay Closing – Postpone closing for a few days or weeks while the seller completes the repairs.
2️⃣ Escrow Funds for Repairs – The seller deposits money into escrow to cover the cost of unfinished repairs while allowing you to close on time.
3️⃣ Negotiate a Credit – The seller provides a credit at closing so you can handle the repairs yourself after closing.
What if the seller refuses to fix the issue?
If the seller won’t agree to any of the above options, you have the right to cancel the contract and walk away. This is rare and typically only happens if all other solutions have been exhausted.
