Mark Your Calendar: Preparing for Closing Day

As soon as you have an executed contract, it’s time to start planning for one of the most exciting milestones—closing day! Here’s what you need to know to ensure a smooth and stress-free experience.

Your Closing Date: What to Expect

📌 Closing dates can shift – While the date specified in your contract serves as the target, delays can happen due to factors like lender processing times, title clearance, or last-minute negotiations. We’ll plan for the scheduled date but remain flexible if adjustments are needed.

📌 Your lender must send out your Closing Disclosure (CD) – This document, which outlines your final loan details and closing costs, must be provided at least 3 business days before closing.

Where & When Will Closing Take Place?

Closings typically occur at one of the following locations:
🏢 Your attorney’s office (if applicable)
🏢 The title company’s office
🏢 Our office in Moorestown

Plan for at least 1 hour, but potentially up to 3 hours – While most closings go smoothly, unexpected delays can extend the timeframe. It’s best to take the day off work or schedule flexibility in your day.

Morning vs. Afternoon Preference? – We won’t have an exact time until your lender gives us the Clear to Close (CTC), usually 3-7 days before closing. However, if you prefer a morning or afternoon appointment, let us know as soon as possible, and we will make the request.

Can’t Attend Closing in Person? Here’s What to Do

While it’s ideal for you to be there in person, if that’s not possible:
✅ Notify our team, your lender, and your attorney ASAP.
✅ Your attorney can draft a Power of Attorney (POA) so a designated person can sign on your behalf.
✅ This must be arranged at least two weeks in advance, so don’t wait until the last minute.

Final Steps Before Closing

Wire Your Down Payment & Closing Costs – The day before closing, you’ll need to wire transfer your funds to the title company.

Wire Fraud Warning:

  • Only follow wiring instructions from our official email, your attorney’s email, or your lender’s email.

  • Always call the title company directly (using a phone number you’ve verified) to confirm instructions before sending funds. Wire fraud is a growing concern, so double-check everything before transferring money.

Planning Your Move?

  • If you’re moving in on the same day as closing, schedule movers at least 1-2 hours after closing ends.

  • You cannot take possession of the home until the lender has funded the loan and the funds have been transferred to the seller.

The Final Step: Getting Your Keys!

Once all documents are signed, and the transaction is officially complete, you’ll receive the keys to your new home—a moment worth celebrating!
