🔹 In New Jersey – Ideally, the inspection should occur within 1-2 days after the attorney review period ends.
🔹 In Pennsylvania – The inspection should be scheduled within 2-3 days of contract signing.
🔹 During peak seasons (summer months) – Inspectors may be booked a week or more in advance, so schedule as soon as possible.
Why is timing important?
Inspectors typically require 1-2 days to complete and deliver their report.
Once the report is available, we need time to review findings, discuss concerns, and negotiate repairs or credits before the inspection contingency period expires (typically 10-14 days).
Attending the home inspection is highly recommended. Here’s what to expect:

✅ Inspections are generally scheduled on weekdays during business hours (evening and weekend appointments are rare).
✅ You may need to arrange time off from work to attend.
✅ Dress comfortably in clothes that can get dusty or dirty, as the inspector may invite you to review conditions in areas like the basement, attic, or roof.

Once you schedule the inspection:
