Now that the paperwork is complete, staging is underway, and (ideally) a pre-market inspection has been done, it’s time to tackle repairs. This is the step that prevents last-minute surprises and keeps buyers from walking away during negotiations.
Even if you haven’t done a pre-market inspection, we still need to address any known issues—whether it’s a dishwasher that hasn’t worked in years, an AC unit that makes a strange noise, or small fixes you’ve been putting off.
Getting these items repaired before listing ensures:
Buyers don’t get spooked by inspection reports
You avoid rushed or expensive fixes under contract deadlines
Your home shows better from day one
We have access to trusted and affordable service providers—electricians, HVAC pros, handymen, roofers, and more. If needed, we’ll even handle scheduling appointments and can be present at your home to let workers in and oversee the work.
While every home is different, here are our standard recommendations to make sure your home shines for buyers:
Touch up interior paint throughout
Re-caulk around tubs and showers
Hire a professional HVAC company to clean and service both your AC and furnace
Steam clean carpets (we recommend a service like Stanley Steemer)
Replace or upgrade lightbulbs with the highest safe wattage for each fixture
Have chimneys professionally swept, add a rain cap, and repair any loose brick
Update cabinet hardware in kitchens and bathrooms
Repair or replace broken window screens (your local Ace Hardware can help)
Test all smoke and carbon monoxide detectors
Inspect and repair downspouts to prevent drainage issues (for single-family homes)
Repair any missing or damaged roof shingles
