Attending Your Home Inspection: What to Expect & How to Prepare

The home inspection is a critical step in the home-buying process, giving you a firsthand look at the condition of the property and helping you make an informed decision. We strongly recommend that buyers attend the entire inspection whenever possible. If you can’t be there for the full duration, aim to attend the last hour so the inspector can personally review findings with you, walk you through key areas, and answer any questions.

How to Get the Most Out of Your Home Inspection

Plan for the Inspection to Last 2-3 Hours

  • A thorough home inspection takes 2-3 hours, depending on the size and condition of the property.

Dress Comfortably

  • Wear comfortable clothing and shoes that can get a little dirty—you may need to access areas like the basement, attic, or crawlspace.

Understand What the Inspection Covers

  • The inspector can only assess visible and accessible areas—they cannot see inside walls, plumbing, or electrical systems.

  • A clean inspection report does not guarantee a problem-free home, but it does indicate that no major defects were found.

Ask Questions

  • If something isn’t clear, ask the inspector for clarification. Understanding each issue and its potential impact is crucial.

Bring a Tape Measure

  • This is a great opportunity to measure rooms and take notes for furniture placement.

Consider Bringing Contractors (If Needed)

  • If you’re planning renovations, you can arrange for contractors (carpet installers, painters, electricians, etc.) to visit during the inspection to provide estimates.

Bring Your Checkbook or Credit Card

  • Most inspectors require payment at the end of the inspection, so be prepared to settle the invoice on-site.

Review & Send the Inspection Report

  • Once you receive your inspection report, email a copy to us. In most cases, this report will also be forwarded to the seller along with any repair requests.

The Purpose of a Home Inspection

🔹 The goal is to identify major safety concerns, structural issues, and critical repairs.
🔹 The inspection is not about cosmetic flaws—things like paint colors, minor dents, or scratches should not be a primary concern.
🔹 Unless you are purchasing new construction, no home will be perfect—our priority is to ensure the property is safe and functional.
