The big day is here—it's time for closing! This is the final step before officially taking ownership of your new home.
✔ Closing location is typically determined by the Buyer’s side and is usually held near the property being purchased.
✔ If you require a different location due to your schedule, please notify us as soon as possible so we can accommodate your request.
✔ You will receive a closing confirmation email with the date, time, and location once your lender issues a Clear to Close (CTC).
📌 Before Closing:
Call your movers to confirm details one last time.
If moving out of a condo without an elevator, notify your movers so they can plan accordingly.
Same-day move-ins are not recommended, but if you must move in on closing day, ensure you have enough time to complete closing before meeting your movers.
You must bring:
✅ Photo ID (Driver’s license or passport)
✅ Checkbook (as a precaution for any last-minute adjustments)
✅ Copies of your earnest money receipt & wire transfer confirmation
Who Will Be at Closing?
Your Attorney (if applicable) – Reviews all paperwork, explains loan terms, and discusses your first mortgage payment details.
Title Officer – Oversees the signing process, verifies documents, sends them for underwriting review, and issues any refund checks. If there is no attorney involved, the title officer will review the paperwork with you.
Seller’s Attorney (if applicable) – If present, they handle the seller’s closing documents.
Who is NOT Typically at Closing?
🚫 The sellers are usually not present, as they often pre-sign all necessary documents.
Before Heading to Closing:
Call the Title Company or location of closing to confirm the exact address & parking instructions.
If your spouse is NOT on the mortgage loan:
They may still need to sign the mortgage note to waive homestead rights.
If you are divorced or in the process of divorce, you may need to provide a divorce decree or additional documentation.
For primary residences, a spouse is usually required to sign the deed to officially release homestead rights.
During closing, ensure you understand:
✔ How & when property taxes are paid
✔ How to apply for property tax exemptions (e.g., homeowner, senior citizen) that could save you hundreds of dollars per year
Your attorney should review this with you in detail at closing.
✔ The Title Officer will issue your refund check for any overage from your down payment and closing cost transfer.
✔ Deposit your refund check within 1-2 business days.
✔ You will receive a copy of the Closing Disclosure, which you’ll need for tax filing next year.
✔ You will receive your KEYS—and officially become a homeowner!
