Step 5 - Time for Showings

You've identified properties in the collection that you're interested in seeing and we've arranged your showings. We'll be heading out soon to view them! Before we do, here are a few important things to keep in mind:

  • Most sellers require you to be pre-approved before being able to see their home. And to be honest, it’s a great idea! It’s best to know your shopping power and know that when you see something you love, you can actually make an offer!
  • Sellers usually require 24 hours' notice before showings. They may also put other limitations on showings such as no showings after 6pm or on Sundays, etc. I will always try and see if the seller will accommodate a showing outside of their limitations but it is not guaranteed. 
  • Wear comfortable slip-on shoes as we may be asked to remove our shoes in some homes. I often carry booties and sometimes they have booties at home.
  • It’s always best to see a home for the first time during daylight hours. Also best when you are new to the area/neighborhood. 
  • Dress for the weather.  The walkway or driveway may be snowy, icy, muddy, etc.  The house may or may not have AC or heat.
  • Vacant houses may not have any utilities turned on. Bring a flashlight. It seems to work better than the flashlights on our phones :)
  • Plan to stop at a rest stop or WAWA (public restroom) before getting to the home. They do not allow the bathrooms to be used during showings.
  • Focus on the property, not their furnishings, artwork, etc. as you’re buying the property, not their stuff.
  • Avoid touching furniture or personal items as we don’t want to be responsible should something break.
  • Remind children not to play with the toys and things they see in the house.
  • The home inspection comes AFTER a contract is agreed upon and signed by both the buyer and seller. 
  • Some sellers will have Nanny Cams in their homes so be aware of what you say and do.  Don’t talk about how much you can afford, what kind of offer you want to make on the home, etc. while in the house in case someone is listening. And be careful of Camera doorbells.
  • Bring drinks and snacks as looking at lots of homes can be grueling! We carry bottles of water and some chips for you just in case :)

Generally, the day before we are scheduled to look at homes, we will email/text you an address of where we are meeting and when.
