Step 10 to Selling Your Home: What Happens Once My Property is Listed in MLS?

Congratulations! Your home is officially for sale and all of the diligence you’ve put in thus far should start paying off soon! All of the prep work to get your home ready for market is over! Our job begins…time to get you an offer!

Depending on the market, it may take a few hours to 3 days before we get our first showing request.  As soon as a request comes in, you will receive an auto text via ShowingTime requesting your approval for the showing. We usually ask the buyer’s REALTOR® to give us 2 hours notice for showings, but it’s not unusual to get showing requests from an agent who has a buyer who is in the neighborhood seeing other homes who got an alert for your new listing. So in some cases, you may get a call or text from me asking if you can accommodate a showing with less than a 2 hour notice. It is very important that when you leave each day, plan to have showings even if we don’t have one on the calendar.  If that is an issue because you have pets at home, kids, etc. let us know and we can request 24 hours notice.

Once a showing request comes in, you can approve it, deny it, or ask for a different day/time.  Keep in mind, the quicker we can get buyers into your place and the fewer showings we have to deny or reschedule, the quicker we can get your place under contract.  Our mantra is that the buyer shouldn’t have to work around our schedule, which is why we always put a lockbox on every property we sell. We want to get buyers in as quickly as possible and in order to do that, we need to work around their schedule.

Typically showings last 15-30 minutes. You’ll need to be out 15 minutes before the approved showing time in case the buyer and his/her REALTOR® are early. So plan to be out of the home for 45 minutes for each showing request.  For example if a showing is scheduled for 6pm, please be out by 5:45pm and don’t come home until after 6:30pm. 

Each REALTOR® who shows their buyer the home, will immediately receive a feedback form after the showing time. The form asks about their buyer’s interest and any feedback the buyer has about the home’s condition and price. Unfortunately, most agents do not take the time to complete the feedback form. We do call all agents the following day if the form was not completed. As soon as we receive feedback, we will immediately forward it on to you via email to review.  Don’t be surprised when we don’t get feedback and don’t be offended by feedback.  We’re looking for that ONE buyer who loves your home. For most, your home won’t be the right fit for various reasons, but we only need to find one.

Oh! We almost forgot to let you know…once your home is live in the MLS we will send you a link to the listing online to review.  Please review it carefully and let us know of any errors. In addition, if you didn’t like how we phrased something or feel we left out an important point, let us know.  Remember, we’re a team and we want to get your house sold just as much as you do!
