HOW TO APPROACH AS-IS LISTINGS
The ins and outs of how you should approach an as-is listing.
 
I’m sure you’ve seen a home on the market that's selling as is. Today I’ll explain what this type of listing means.
 
Selling a home as is meaning that the seller won’t do any repairs, even for issues that come up in the inspection. You will need to do a certification of occupancy for most as-is homes. Some towns require full building inspections, while others just require smoke and fire. The seller may not provide a disclosure, so you may not know of any issues with the house.

Buyers need to pay attention when walking through the home. It’s a great idea to get an inspector to come with you as you're viewing the house. That way, you’ll be aware of any issues and know if you’re comfortable still putting in an offer. The standard New Jersey contract does give buyers the option to do a home inspection. However, if you have certain clauses that waive that right, you may not be able to get out of a deal even if you do a home inspection and aren’t pleased with the results.
