Preparing for Your Home Showings
You’ve identified the properties that interest you, and we’ve arranged your showings—now it’s time to go see them! Before we head out, here are a few key things to keep in mind to ensure a smooth and productive experience.
Essential Showing Guidelines
✅ Preapproval is Required – Most sellers require buyers to be preapproved before allowing a showing. This isn’t just a formality—it ensures that when you find a home you love, you’re financially ready to make an offer.
✅ Showings Require Advance Notice – Sellers typically require at least 24 hours’ notice for showings and may have restrictions, such as no showings after 6 PM or on Sundays. We always try to accommodate requests outside of these limitations, but flexibility is not always guaranteed.
✅ Dress Comfortably & Weather-Appropriate
Wear slip-on shoes – Many homes require shoes to be removed upon entry. We often carry booties, but some sellers provide them as well.
Prepare for outdoor conditions – Walkways may be icy, snowy, muddy, or wet, so dress accordingly. Some homes may not have heating or air conditioning running, especially if they are vacant.
✅ Timing Matters – If you’re unfamiliar with the area, it’s best to see homes during daylight hours to get a true sense of the neighborhood.
✅ Vacant Homes May Have No Utilities – If we’re touring a vacant home, power and lighting may not be on. Bringing a small flashlight can be more effective than relying on your phone’s light.
✅ Plan Ahead for Restrooms – Most homes do not allow the use of their bathrooms. Be sure to stop at a public restroom (such as Wawa or a rest stop) before heading to your showings.
Proper Etiquette During Showings
✅ Focus on the Property, Not the Décor – While it’s natural to notice furniture, artwork, or design choices, remember that these are not part of the purchase. Focus on the layout, structure, and overall potential of the home.
✅ Be Mindful of Personal Items – Please avoid touching furniture, artwork, or personal belongings to prevent accidental damage.
✅ Remind Children to Look, Not Touch – If children are accompanying you, ensure they understand not to play with toys or other personal items inside the home.
✅ Home Inspections Come Later – If you notice something that raises a concern, don’t worry—the home inspection happens after an accepted offer. We’ll have a thorough evaluation at that stage.
Security & Privacy Considerations
Assume You Are Being Recorded – Many sellers use Nanny Cams, security cameras, or video doorbells to monitor showings. Avoid discussing:
How much you can afford
What you plan to offer
Any strong emotional reactions to the home
Save those discussions for after we leave the property.
Final Tips for a Comfortable Showing Day
Bring Water & Snacks – Touring multiple homes can be tiring! We’ll have bottled water and light snacks available, but feel free to bring your own as well.
Meeting Details – We’ll send you a confirmation email or text the day before our scheduled showings, including the first property’s address, meeting time, and itinerary.
