Step 17 to Selling Your Home: The Home Inspection

The home inspection is one of the most critical steps in the selling process. It typically takes place within 10–14 calendar days after the contract is accepted. While it can feel stressful, the inspection is really about giving buyers peace of mind and clarifying any issues up front.

What to Expect

  • Scheduling: The buyer schedules the inspection, and their Realtor will confirm the time with us. Most inspectors work weekdays, so plan for it to happen during business hours.

  • Timing:

    • Condos: usually about 1-2 hours

    • Single-family homes: 2–4 hours depending on size

  • Seller Attendance: Sellers should not be present. This is the buyer’s time with their inspector and agent to ask questions freely.

  • Presentation: Your home should look the same as it does for showings—beds made, dishes put away, pets out of the home, floors vacuumed.

After the Inspection

  • The inspector typically delivers the written report within 1–2 days.

  • The buyer will review the findings with their agent and/or attorney.

  • From there, the buyer may:

    • Request repairs

    • Request a credit in lieu of repairs

    • Move forward without changes

We’ll then negotiate these items back and forth. If we reach an agreement, the attorneys will finalize it in writing.

If Issues Arise

  • Major Problems: If serious issues are discovered, the buyer does have the right to cancel the contract and receive their earnest money back.

  • Agreed Repairs: Any repairs you agree to complete must be done before the final walk-through (usually the day before closing). You’ll need to provide receipts showing the work was completed and paid for in full. It is best to also take video and photos of the repair.

Bottom Line

The home inspection is a key step in the process. While it can feel like a hurdle, it’s also an opportunity to build trust with the buyer and keep your sale moving forward. With the right preparation and negotiation, most inspection issues can be resolved smoothly.
