Congratulations—your home is officially on the market! 🎉 All the preparation you’ve done so far—repairs, staging, cleaning, photos—has built up to this moment. Now it’s our job to bring you qualified buyers and strong offers.
What to Expect with Showings
Once your listing goes live in the MLS:
It usually takes 36–72 hours before we get the first showing request.
You’ll be notified of requests by text, email, or phone—whichever you prefer.
We ask buyer agents for 12 hours’ notice, but last-minute requests happen. It’s best to leave your home “show-ready” every day in case a same-day request comes through.
If pets or children make last-minute showings difficult, let us know—we can adjust to require 24-hour notice.
How Showings Work
Approve, deny, or reschedule: When a showing request comes in, you’ll have the option to accept, decline, or suggest another time.
Showings = opportunities: The more flexible we are, the quicker we’ll find your buyer. That’s why we always use a lockbox system—to make your home accessible around buyers’ schedules.
Timing: Showings typically last 15–30 minutes. Plan to leave 15 minutes early and return 15 minutes after the scheduled end time. For example, if a showing is at 5:00 p.m., be out by 4:45 and return after 5:30.
Feedback from Buyers
After every showing, the buyer’s Realtor automatically receives a request for feedback.
On average, only about 30% of agents respond.
When feedback is provided, we’ll forward it to you immediately.
Don’t be discouraged if feedback is mixed—our goal isn’t to please every buyer. We just need one buyer to fall in love with your home.

Once your home is live, we’ll send you a copy of the listing sheet. Please:
Double-check for any typos or missing information.
Let us know if you’d like us to rephrase something or add a feature you feel we overlooked.
Remember, this is a team effort. We want to present your home in the best light possible, and your input is key.
